In August, news broke of a planned skyscraper which was to be the tallest in Cape Town. However, another new development has come to light which will surpass the Zero-2-One building’s height by around 50 metres.

Cullinan Square is expected to reach a staggering 192 meters in height, on a site in the city’s foreshore which is currently known as Site D. The mixed-use development features a hotel which will occupy the highest part of the tower, including a sky lobby, restaurant, spa and observation deck at its apex.

A retail component will be supported by basement parking levels, a public transport hub nearby, surrounding office buildings, and twenty levels of prime office space in Cullinan Square.

Unforgiving gale-force winds and Cape Town’s foreshore are no strangers, and the architects behind Cullinan Square’s development, RAS Architects, have taken this factor into account. The orientation and shape of the proposed 47-storey skyscraper has been designed to deal with the winds in a functional manner – while retaining views of Table Mountain and the surrounds.

“By limiting the surface area of the tower that faces the critical south-easterly wind, and reducing the drag coefficient with an optimised building shape, the reinforced concrete core is smaller than typically expected in a tower of this height, reducing structural costs and increasing the GLA of the development,” stated RAS.
